KW Default Solutions program
Give your listing two ways to sell.
Dual Path Marketing keeps your listing in the MLS and also puts it on Hubzu, an online marketing and bidding platform where buyers and investors bid during a set bidding window. You stay the listing agent, and it’s a voluntary option the seller chooses, not a foreclosure sale, so the home doesn’t have to be bank-owned.
It’s open to KW Default Solutions community members, and you can use it on your own eligible listings, not only the ones that come through KWDS.

What it is
One listing. Two paths to the same sale.
You stay the listing agent the whole way. Both paths work for the same seller and the same sale.
01
The MLS
Your listing stays in the MLS and keeps doing what it does today: in front of local agents and their buyers.
02
Hubzu
The property also goes on Hubzu, where buyers and investors can review it and bid during a scheduled bidding event, under the listing’s terms.
This is not a foreclosure sale. It’s a voluntary marketing option the seller chooses. The home doesn’t have to be bank-owned or in foreclosure. In our training you’ll also hear it called Signature Homes or the Seller Signature Showcase.
Who it’s for
For the seller who asks, “What else can you do?”
Listing agents use it two ways: as another option in the first listing presentation, or later, when activity has slowed. Teams and agents who work with investors use it on eligible inventory too. Our training covers when it’s worth a look:
These are starting points for a property review, not automatic approval. The property, the seller’s goals, the market and the current program rules decide if it’s a fit.

Why agents add it
More exposure. A clear moment to act.
Another answer at the listing appointment
When the seller asks how you’ll market the home, you have one more real option to explain.
A defined bidding window
A scheduled bidding event gives interested buyers a set period to act.
More eyes from a different audience
Hubzu reaches buyers and investors who shop online sales, on top of your MLS exposure.
What it won’t do: replace a sound price, good photos, clear condition details or easy access to the home. And it doesn’t guarantee an offer the seller will accept.
How it works
Six steps, start to close.
Get set up through KWDS
Ask our team for the current member instructions to open or connect your Hubzu account. Account setup is separate from approval of any one property.
Review the listing with your seller
Walk through the marketing plan, pricing, the reserve, how buyers take part, the costs and the decisions the seller will make.
Complete the agreements and submit the property
Hubzu needs its program agreements plus photos, a description, property details and the proposed terms, with seller and broker approvals.
Keep the MLS and Hubzu in sync
Same property details, showing instructions, price changes and status in both places, so buyers know how to take part.
Review bids with your seller
Watch the activity and explain each offer. If the seller doesn’t pick a bid, the property may go into another bidding cycle under the program terms.
Move the accepted offer to closing
Hubzu sends the bid and buyer details you need to write the purchase agreement. You take it from contract to close.
Who does what
You keep the listing. Hubzu runs the platform.
You still handle
• Representing your seller
• Accurate property info, photos and disclosures
• Authorized showings
• Seller updates
• The contract and closing
Hubzu provides
• The online marketing and bidding platform
• Account support
• Bidding event support
Adding Hubzu doesn’t change your brokerage duties or your MLS rules.
The numbers
Explain these before anyone signs.
Seller participation
Hubzu describes its Signature Homes program as free to the seller. Your commission is negotiated separately, and the seller still has the usual costs of selling.
Reserve vs. list price
The reserve is the minimum price used in bidding. It’s not the same number as the list price. Go over both with the seller before marketing starts.
Buyer premium
A buyer premium (an extra fee the buyer pays on top of the bid) may apply under the property’s sale terms. Show the seller three numbers: the bid amount, the buyer’s total cost and the seller’s net.
The extra 1%
Hubzu advertises an additional 1% commission, paid from the buyer premium, that referring agents may qualify for. Confirm the current terms in writing before you count on it.
Don’t assume a buyer can finance every charge. Review the current written agreements so everyone knows the decision points up front.
FAQ
Questions agents ask first.
Does the seller have to accept the highest bid?
No. Hubzu’s published Signature Homes FAQ says the seller may accept or reject a bid based on its amount, financing, closing date or other terms. That includes a bid at or above the reserve.
Is this a foreclosure auction?
No. It’s a voluntary marketing option for an eligible listing. If a homeowner is facing foreclosure, handle that process and its deadlines separately from the marketing decision.
Does the home have to be bank-owned?
No. Our training covers as-is, vacant and investor-owned homes, among others. Eligibility depends on the property and the current program rules.
Do I lose the listing?
No. You stay the listing agent. The MLS listing stays part of the plan, and you handle the contract and closing.
What does it cost the seller?
Hubzu describes participation as free to the seller. Your commission and the seller’s usual selling costs still apply, and a buyer premium may apply to the buyer.
Is this the same as getting KWDS listing assignments?
No. Using Dual Path on your own listing and being considered for a KWDS referral or assignment are separate. A Hubzu account isn’t an assignment approval, and an agent application doesn’t put a property up for bidding.

Program terms, eligibility, fees and compensation can change. Review the current written agreements before you or your seller commit. Results vary and nothing here is a promise of a sale, price or offer. Hubzu and Signature Homes are offered by Hubzu, a separate company.
