Well-kept white shingle home with a wraparound porch

For REO (real estate owned) visits

This checklist is for agents who take photos at REO (real estate owned) properties, which are bank-owned homes a client has assigned to them. It walks through prep, exterior and room-by-room shots and a final check, and you use it alongside the assignment’s own required photo list, not in place of it.

Write these down first

  • Property reference
  • Visit date and local time zone
  • Visit purpose or assignment reference
  • Field person
  • Office reviewer, if assigned
  • Approved photo destination

01Before traveling

Confirm assignment type, authorized access and scope.
Read the current required shot list and record any client-specific views.
Confirm deadline, recipient, format, file-size and orientation requirements.
Confirm how capture date/time must be documented; test the required method.
Review prior photos and open items if this is a return visit.
Agree on the field-to-office review point and contact method.
Charge phone, clean lens and check storage.
Take and open a test image; check focus, detail and the transfer process.

Assignment-specific mandatory views: write in up to three before you go.

02At arrival

Match the property to the assignment before labeling photos.
Confirm safe, lawful access within the authorized scope.
Document any access or safety limit and route it to the appropriate person.
Establish today’s visit folder or visit identifier.
Record a room/area list with consistent labels.
Capture permitted property-identification and required exterior views.

Exterior coverage to adapt, not assume

Front overview and required angled views.
Both sides where permitted and safe.
Rear overview and useful rear-left/rear-right views.
Separate structures identified correctly.
Relevant visible conditions with location, context and detail.
Required equipment exterior or label views from safe positions.

Stop here

Do not enter restricted areas, climb to obtain a photo, open electrical equipment or operate utilities simply to complete this list.

03Repeat for each authorized room or area

Room/area label: name the area, then check each item.

Overview establishes the location and major features.
Additional view explains the layout where needed.
Required features and assignment-specific views captured.
Visible conditions have a context image and readable detail.
Closets or storage interiors captured only if required and authorized.
Under-sink or other component views captured only where safely accessible.
Relevant image checked on screen for focus, light, obstruction and reflections.
Notes distinguish visible observation from cause or diagnosis.

Mark each area: Complete / Not required / Inaccessible / Missing capture. Explain any exception.

04Capture quality and integrity

Horizontal general views used where appropriate and allowed.
A wide-angle lens doesn’t make the space look bigger than it is.
Required labels and small details are readable in the saved files.
No finger, case, strap or reflection obscures the subject.
Alternate views add useful information, not just duplicate clutter.
Originals retained without deceptive changes.
No fabricated date, substituted older visit photo or AI-generated condition image.
Sensitive content kept out of broader selections or restricted as required.

05Before leaving

Compare the actual images with the current required list, room by room.
Check exterior, separate structures and client-specific views.
Confirm every noted condition has a usable matching image sequence.
Confirm the destination contains today’s correct files; open them.
Office reviewer checked the set, or solo review completed.
Missing, blurred, mislabeled or unreadable images corrected where safe and authorized.
Access limits and unresolved gaps documented and routed.
Departure and property security handled under the assignment’s instructions.

06Office review and delivery

Originals stored in the correct property/visit location.
Working selections map back to originals.
Index includes area, subject, observation, capture visit and intended use.
Evidence, broker price opinion (BPO), repair and marketing selections separated as needed.
Repair before/after sets tied to the correct work item; vendor and agent sources distinguished.
Recipient permissions, file requirements and privacy checked.
Delivery recorded with destination, selected set and receipt/confirmation where available.
Rejections, exceptions and follow-up have a named owner.

Do not mark inaccessible or unverified areas as complete. A documented exception is more useful than a checked box that misstates the visit.
